As I mentioned last month, one of the busiest times of any build is when the fit-out begins, the first fix. I’ve already covered the completion of the thermal envelope (insulation and airtightness) along with the installation of the MVHR systems, so this month I’ll explain what’s involved with the traditional first fix activities — plumbing, electrical and carpentry.
Before starting the first fix, it’s a good idea to hold a preliminary meeting with the carpenter, plumber and electrician to agree what needs to be done. To some degree they’re dependent upon each other, so they’ll need to know what each of them is doing so they can play their part in completing the first fix.
Plumbers and electricians like to drill holes, so it’s a good idea to set out a few ground rules! Remind them of the importance of airtightness and ask them to make good any penetrations they make in the building fabric.
