    When it comes to building or buying your own home, most people have no idea what to do – school doesn’t teach anyone how to buy or build their first home and we all have that friend who got ripped off when buying or building their first home. Owning your first home should be a fun journey with no confusion, anger or worry involved. Also, it’s good to remember that building isn’t for children, so if you don’t know how to listen or talk to resolve a problem, building just isn’t for you.

    Some of the questions you may ask yourself are:

    This book is a guide to building your own home, with answers to lots of questions and actionable ways to make the dream of building your own home a reality.     Some phrases and abbreviations used throughout this book are listed below:

    NHSC – New Homes Sales Consultant

    LMI – Lenders Mortgage Insurance

    Overcapitalizing – Buying a block of land and building a home on the block of land that will be a lot more expensive than all other homes in the area.

    Front elevation – The front of the house; this will be used in reference to what the front of the house looks like.

    O and A – Offer and acceptance or contract of sale. This will depend what state of Australia you are in, but for the purposes of the book I will use O and A.

    Also, I use numbers throughout the book for demonstration. I use $100,000 because it is a simple round number and if you get a calculator to follow along with the calculations it’s very simple.

    This book is aimed at helping people to build their first home. A lot of people may ask ‘why build when you can buy a ready built house?’, and it’s worth considering what you want out of a home before you decide which way to go.

    When it comes to choosing between buy or build, there is only one person who can say exactly what will work for you – and that person is you. You need to take quite a few things into consideration when making this decision. YOU MUST READ THIS WHOLE CHAPTER BEFORE MOVING ON, TO MAKE SURE YOU’VE CONSIDERED ALL THE PROS AND CONS.

    Building your first home is going to be very different to building your second, third or fourth home. The industry changes and you will have a lot more experience under your belt. The main difference between building and buying already built is easy to define: experiencing the whole building process, and knowing that you know everything about this home from start to finish.

    Building a home isn’t just a case of going to the area you like and picking out a house that’s great for you. Building requires a lot more emotion. You will be the one who picks the land, makes the design work for your lifestyle, chooses the colour schemes and kitchen type (important because it’s big one to renovate later on) and ultimately brings the home to life by moving in, living in and making the first memories to be had inside the home. This experience alone is why a lot of people choose to build over buying.

    Buying an established home saves you a lot of hassle and effort. You go to the area where you want to live, find homes in your price range, speak to the agent and find a home that suits you.
