Nathan talks about how he got started buying real estate to live in with a low down payment. After a few years, he bought a new house and turned his old house into a rental. He did this a few times.  After the real estate market crashed in 2008, he saw a lot of opportunities and started buying properties as rentals. We also talk about single-family houses vs duplexes. Nathan has always bought single-family, but his most recent purchase was a duplex. We talk about why he decided to buy a duplex and the process of purchasing the property.
